In this post, I would discuss bit about the quality of work and last payment charges.

Let me start with the letter from Jains about the happy news that the flat is ready to occupy, provided, I should pay the remaining flat cost PLUS a bunch of other charges. This includes penalty to LATE PAYMENT. I honestly agree that there were considerable delay in payment from my side, especially for the first and second payments. But at the same time, it was purely due to the delay in getting the CMDA certificate and EC from Jains. But Jain will put the blame to CMDA for the delay in getting these documents. In effect, both the parties (Jains and customers like me) have their own good points to argue.
Jains initially charged 18% interest in the delayed payment. I believe this is a mental game they are playing. If you speak to them, they will straight away reduce the amount to half. And, most of the customers are paying this. For those who are not ready to pay this, they are being threatened to enforce the material cost burden. As per Jain, the increase in material cost as of now is Rs 200/sqft. This will be a bigger amount.

Now the next point I would like to share is the flat condition and quality.
Last Saturday, I went to the flat and had a quick check to see whether there are any works pending or any issues there. Lots of points I noticed, out of that, what worrying me lot is the cracks I found in the walls.
The cracks doesn't appears to be any thing related to air holes. It looks like, either the cement is not properly layed or indicates the poor quality of sand. Possibly, anybody in the construction industry or experts can check this point and post their valuable comments on this.
Also, I doubt the quality of granites used.

Anyway, hard times ahead, if I want to nurish my dream to become a house owner!
